KHAN MURJAN
OUD METHA - DUBAI, UAE
One of Arif and Bintoak’s latest endeavors is a modern shopping center with heavy ties to the Middle East’s ancient cultural influences. Inspired by the regions rich heritage and historical architecture, the Khan Murjan project is designed to give Dubai a mixed-use shopping experience that provides its users and visitors with a unique experience of tradition as they journey through the different historical influences behind the project.
Reflecting the old and traditional souks that were popular in the region, the retail center creates a visually captivating spectacle with a sense of traveling back in time. As a part of
the Wafi Center and Raffles Hotel development, the Khan Murjan is a perfect fit to the cultural journey that the Wafi City is designed to achieve. The colorful mosaic glass roof in the Khan Murjan gives the space an animated quality.

As part of a larger development called The Galleria Villas, the Galleria Mall is a newly developed shopping center that is designed to adopt and translate the traditional architecture of the region in order to create an aesthetic and design solution that would combine the UAE’s long-standing respect for heritage and culture with their own particular embrace of an inspiring and promising future. The end result is a new prototype for a spectacular shopping experience. In employing this material palette, the design creates a warn atmosphere that invites the visitors into the spacious interiors that are designed around multiple shopping nodes. Intricate patterns cover the ceiling and walls and reinforce the connection between the old and the new. They also create structures with an interesting interior with “directional transparency” that simultaneously captures sun rays and casts playful shadows on its interior spaces.
Although A&B were not responsible for the conceptual design of the project, they
were the lead consultant, architect of record and served as engineering consultants for the project.

However, the project is not limited to shopping as it consists of 9 individual buildings that are a combination of both retail spaces, multi function spaces as well as restaurants and cafes.
Inspired by the idea of the old souks of the UAE and the middle east, The Esplanade attempts to translate the old architectural ideology in a contemporary way; creating a hybrid between the old and the new. Similar to the old souks, the esplanade also aims to create a seamless connection between outdoor and indoor spaces, creating a comfortable experience for the visitors all year round.
While the retail area in The Esplanade is around 4,847 sq mts (52, 180 sq ft), the dedicated area for restaurants and cafes is 2926 sq mts (31, 500 sq ft). Furthermore, in order to provide the visitors of the project with a spectacular dining experience, some restaurants in The Esplanade were designed to rest on an elevated dining terrace.
GREEN COMMUNITY MALL
MOTOR CITY - DUBAI, UAE
The Green Community Mall is a part of the larger Green Community expansion project which
Arif and Bintoak is responsible for. The mall was conceptualized to accentuate the retail spaces
and the shopping experience, by depicting the importance of connectivity, while possessing an
essence of tradition.
Connection and intimacy is reflected through a soft transition in space and materiality and a
warm earthy color palette. Glass facades and a number of colonnades work to enhance this
connectivity between the exterior and the interior spaces while providing a small buffer zone
that acts as transitional spaces that can be utilized for seating and social activities work in order
to enhance the spatial experience of the mall’s visitors and provide them with a family friendly
environment. Also, the mall’s design utilizes its surrounding context in order to create outdoor
plaza’s that will provide cozy outdoor spaces for the families and their children to socialize and
come together.
Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all
project phases from the concept design stage to the end of the construction supervision stage.
