RP HEIGHTS
DOWNTOWN DUBAI - DUBAI, UAE

The RP heights Tower will be one of Dubai’s tallest buildings when completed, its height is
a major driver for its distinctive architectural form. This newly proposed residential tower
focuses on both cutting edge technology and sustainability. The tower is located within the
area of Downtown Dubai, opposite to the world’s largest Shopping Mall; The Dubai Mall
and in close proximity to the tallest tower in the world; Burj Khalifa.
By drawing inspiration from the twisting fluidity of natural lines that are found in sand dunes,
as well as to incorporate the flowing forms and organic punctuation in the landscape, the
tower’s design does not only attempt to achieve the perfect synergy between nature and
space but also to establish itself in the urban context of Dubai as one of its most distinctive
additions to the city’s existing skyline.

The Deira Island Towers is a newly proposed residential development
that occupies a primary location on one of Dubai’s most exciting new
developments, the Deira Island.
Surrounded by spectacular views of the Arabian Gulf and the city’s gorgeous
skyline, the Deira Island residential complex invites its inhabitants to enjoy a
wide range of spectacular scenery from the comfort of their dwellings.
The project is comprised of four different residential towers that are sitting
comfortably on two different clusters. Each tower houses a various range of
apartments that range from cozy studio apartments to spacious one-, twoand
three-bedroom apartments.

AL MULLA BUILDING

Al Mulla Building is a commercial residential building that is located in the heart of Dubai.
The building is designed to house as many apartments as possible, without compromising or
sacrificing the spatial qualities that ensure the inhabitants with the best living conditions available
in the market.
The ground floor is designed for commercial use—shops, cafes and restaurants of various sizes
and functions. Car parking is assured by a well planned underground level and the entire free
above ground area is planned for landscaping and recreation. Landscaping and recreational
facilities are also located on the roof of the podium, in order to meet the inhabitant’s recreational
needs and provide them with a pleasant and family friendly view.
Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all
project phases from the concept design stage to the end of the construction supervision stage.

NAD AL HAMAR HEIGHTS
NAD AL HAMAR - DUBAI, UAE

The creation of the Nad Al Hamar flows from the inside to the outside, allowing the design to strictly follow the
function in the case of this stylish residential building. The uncompromising function complies fully with the investor
program. There are straight orthogonal forms in the layout, which bring comfort and flexibility to the interior space
organization. The small number of apartments per floor increases the feeling of luxury living and provides them with
more privacy.
The design of Nad Al Hamar contains strict elegance and soft frame-like elements. The building is perceived equally
well in the overall silhouette and from different angles. The feeling of elegance and sophistication is emphasized
by the facade materials as well as the building’s relation to the human scale. Our overall aspiration was to ‘marry’
current housing needs and issues with specific site conditions; to design a collective housing building that offers
people a sense of belonging, identity and community.

SOUTH RIDGE DOWNTOWN

The South Ridge Development is a project of crucial importance to both A&B and Dubai. The project was one of the very first projects that were designed and built in the area of Downtown Dubai; an internationally known architectural wonderland that is populated by a sprawling metropolitan and eclectic mix of architecture. The unique design of the South Ridge development makes a strong statement about the ambitions of Dubai. Located in the heart of Downtown Dubai, with close proximity to Burj Khalifa and Dubai Mall, South Ridge is a six-tower residential complex that has been developed to the highest standards of architecture and urban design. The complex consists of one, two, and three bedroom apartments as well as two to three bedroom penthouses. The apartments and penthouses’ areas range from 835 sqft to 3008 sqft with a maximum of five suites on each floor.Although tackling a project of this scale and magnitude can prove to be quite a difficult task, the multi-disciplined professionals at A&B welcomed the challenged and were able to develop, and execute, the design at a spectacular level of detail and professionalism. From the numerous back and forth coordination between the architectural, structural and MEP team to the absoloute dedication to quality and detail in terms of construction and supervision, the team at A&B were able to deliver one of Downtown Dubai’s most important, and most early, projects. Arif & Bintoak were the lead consultants for the project. They were in charge of developing the concept deign that was provided by the developer, from design development to the end of construction supervision. A&B were in charge of the complete MEP and structural design and as well as the complete construction supervision works.

MARINA QUAYS DUBAI MARINA

Located in Dubai Marina, one of Dubai’s most popular destinations, the Marina Quays project is a large residential development that houses exclusive apartments, penthouses and villas. The Marina Quays sits on one of the most prominent locations within the area of Dubai Marina, allowing the users to enjoy spectacular views of the water and the city’s amazing architectural marvels. The location of the project is directly in touch with the water. This allowed the project to take advantage of that opportunity and extend itself for 20 meters over the Marina’s water canal. Aside from being one of the largest residential development in the area, the Marina Quays hosts a range of commercial spaces, including shops and other outlets, as well as state-of-the-art amenities, such as sheltered parking, a swimming pool and aerobics studio, multi-purpose lounges and a mini-theater. Although the Marina Quays project presented multiple challenges in terms of the detail design of the architectural, structural and mechanical aspects of the project, the A&B team were able to develop smart and quick solutions to overcome these challenges and make a project of this level come to life with perfect accuracy and execution. Arif & Bintoak were the lead consultant and architect of record for the project, and were responsible for all project phases from the design development stage to the end of the construction supervision stage.

BURJ VIEWS
DOWNTOWN DUBAI - DUBAI, UAE

Elegant and modern, these two towers on “the Boulevard” form an integral part of the luxurious area of Downtown Dubai. The distinct design of the Burj Views development characterizes an iconic look for the heart of Dubai. The Burj Views development is made up of residential towers that are connected at the ground and podium levels. While the ground and first level of the podium are dedicated for retail purposes, the rest of the podium is dedicated to residential purposes. Luxurious recreational areas and lush pools and landscaping were designed on the roof of the podium in order to provide the residents of the Burj Views project with a relaxing experience and a family friendly environment. With a project value of AED 470 million and thousands of visitors that pass by the project every day, Burj Views has earned itself a spot on the list of A&B’s many successful projects. While the Burj Views development boasts its prime location and large scale success, the A&B team of professionals boast their achievements in delivering such a prestigeous project in meticolous detail and quality regardless of the challenges that presented theirselves during the design development and construction supervision phases of the project. While the concept design was not originally developed by Arif and Bintoak, A&B were the lead consultant and architect of record for the project, and were responsible for all project phases from the design development phase to the end of the construction supervision phase.

Dubai’s burgeoning and vibrant Marina community is home to several Arif and Bintoak Projects. Dusit Residence occupies a promontory in the Marina, providing commanding views up and down the waterfront from its 35 storeys of luxury serviced apartments. The brief called for a piece of innovative and timeless design, incorporating high end residential apartments and the amenities that are associated with them. Each of its 146 residences from the 1 and 2 bedroom apartments to 3 bedroom penthouses enjoy panoramic views of the Marina area and across the Arabian Gulf. Tasteful quality within well designed living spaces is integrated with comprehensive facilities to support professional and leisurely needs. The breezy design embodies a waterside mentality. The simple geometric form of the tower is laced with simple and clean materials in order to highlight its elegance and establish its prominence within the area. The resulting concept, strongly influenced by the beauty of the surroundings, is a building inspired by the stimulating seaside spirit of the place. Arif & Bintoak were the architect and the lead consultant of this project, and were responsible for all of the project’s phases from concept design to construction supervision.

CONCORDE TOWER

The Concorde Tower was one of the very first structures designed and delivered in the area of Jumeirah Lakes. Inspired by its stunning surroundings, the Concorde Tower was designed around a nautical theme. With a bold sail-shaped mass and cool blue colors, the Concorde tower aims to explore and digest the nautical background of the UAE and represent it in a state of the art fashion that is both intricate and elegant. The forty-five storey tower houses 450 studio, 1-bedroom and 2-bedroom apartments. The promenade level has a commercial arcade with restaurants and recreational facilities overlooking the lake. Within the curvaceous form of the exterior is a rational, controlled layout of residential apartments that equally take advantage of the spectacular location of the site Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all project phases from the concept design stage to the end of the construction supervision stage.

MARINA PROMENADE

Before Dubai Marina became the internationally
known touristic attraction that it is today, it was a
mere vision that was achieved by the hard work and
determination of the leaders and the people of the
UAE. The Marina Promenade was one of the very
first projects to be launched in the Dubai Marina
area, which drove us to make sure that we set the
bar high for any project that followed.
The Marina Promenade Development does not
only hold a special place in Arif and Bintoak’s
catalog, but it also played a vital part in the urban
regeneration programme that was set for the area
of Dubai Marina and its surroundings. The six tower
complex form an instantly recognizable landmark
on this important water front site. Nestled within the
panoramic confines of Dubai Marina, this premium
residential enclave, overlooks the widest and most
scenic part of the bay and is ideally located opposite
the prestigious Dubai Marina Yacht Club.
The project consists of six luxury towers varying
from 45 to 50 storeys in height and anchored on a
large podium; with a set of capacious villas that have
spectacular views of the bay, and the sea beyond.
The podium also contains numerous retail spaces
as well as parking spaces for the residents and the
visitors of the development. The podium’s roof is
landscaped with lush greenery, luxurious swimming
pools, decks, community spaces and recreational
facilities.
The 40 plus years of experience that Arif & Bintoak
has garnered, combined with the multidisciplinary
team of 500 plus professionals that cover almost
every aspect of the profession enabled the company
to handle such a large-scale project with ease,
and deliver it with acute precision and ensure an
optimum output that meets international standards
of excellence in architecture and engineering.
The project was procured on a design-build basis.
Arif & Bintoak were the lead consultant and architect
of record for the project, and were responsible for
all project phases from the design development
stage to the end of the construction supervision
stage.

TWIN TOWER RESIDENCE
IBN BATTUTA - DUBAI, UAE

Located at the edge of the city, right behind the Ibn Battuta Mall, the Twin Tower Residence aim
to establish themselves as the new gate to the city. The Twin Tower Residence is comprised of
two residential towers that enjoy marvelous views of the ibn battuta area, the city’s magnificent
skyline as well as the serene shades of blue of the Arabian Gulf. Furthermore, a lavish pool deck
area that is laced with lush greenery and cozy outdoor seating areas provide the towers with a
comfortable escape from the city’s busy nature and provide the towers’ inhabitants, and their
families, with a soothing atmosphere that is community oriented and family friendly.
Developing the design and details of this project was no simple feat, but thanks to the experienced
team at A&B, the project was detailed and organized to meet the highest international standards
of engineering and construction.
While the concept design was not originally developed by Arif and Bintoak, A&B were the
lead consultant and architect of record for the project, and were responsible for all project
phases from the design development stage to the end of the construction supervision stage.
