STANDARD CHARTERED BANK
DOWNTOWN - DUBAI, UAE

Occupying one of the most popular and inhabited areas of Dubai, the Standard Chartered Bank sits on a
very prominent site next to the tallest skyscraper in the world; BurjKhalifa. With its exposed structural elements and the utilization of the steel frame structure in its design, the conceptual approach behind the Standard Chartered Bank follows an industrial theme. Furthermore, the steel frame
structure proved to be resourceful in providing an efficient layout without having to sacrifice any of the spatial
qualities throughout the building’s office spaces and amenities. Arif & Bintoak were the lead consultant
and architect of record for the project, and were responsible for all project phases from the design developement stage to the end of the construction supervision stage.

MERAAS OFFICES

Understanding historical and cultural identity is extremely important when designing in the UAE. There is always a search for symbolizing the country’s great ambition and progress while respecting and honoring its history and heritage. This back and forth relationship between the old and the new often brings an exciting challenge to every project and it often results in interesting outcomes. That was the case in the MERAAS Offices project, where the main objective was to bring about a new office development that embodied the country’s as well as MERAAS’ ambition for greatness and translated it into contemporary architecture that draws its inspiration from the culture and heritage of the UAE. The MERAAS Offices are designed to reflect the old arrangement of Emirati Cities, with numerous volumes and buildings that vary in height and are juxtaposed tightly next to each other. The result is a dynamic community of buildings that provide shade for one another and give the employees and visitors a sense of community and social oneness. The tightly knit cluster of buildings take advantage of the open spaces that are created between them in order to enrich the project with shaded walkways and plazas. The lush landscaping combined with the outdoor spaces that are designed between the office buildings provide space for office workers to step outside and recharge.Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all project phases from the concept design
stage to the end of the construction supervision stage.

EMIRATES NBD BUILDING
AL BARSHA - DUBAI, UAE

Located in the heart of Al Barsha area, one of Dubai’s busiest areas, this
office building combines elegance, simplicity and style into one unique
architectural project. The project is an architectural interpretation of local
culture and modernity. It utilizes architectural massing and detailing as
well as color and materiality in order to reflect the technological advancement
that has been achieved in this country of rich culture and heritage.
This contemporary office development houses one of the country’s strongest
banks; the Emirates NBD and it is comprised of a spacious ground level with
3 stories of modern offices and over 3 levels of basement parking. The double
height entrance opens into a light filled, full height atrium with commercial
bank and café on the ground floor. Private NBD offices overlook the activity
below, with state-of-the-art open plan layouts including IT facilities housed
under raised floors. The high level of interior detail projects the corporate
nature of the development, belied by the landscaped courtyards featuring a
waterfall trickling down a sheer granite face; bringing a touch of the soothing
natural elements into the building in order to stimulate the building’s users
and visitors’ senses and stimuli.
Arif & Bintoak were the lead consultant and architect of the project, and were
responsible for all project phases from the concept design stage to the end
of the construction documents stage.

PORT SAEED OFFICE BUILDING
PORT SAEED - DUBAI, UAE

The Port Saeed Office Building is located in one
of Dubai’s busiest areas with a stunning body of
water that neighbors it directly. The design of the
building reacts to these site conditions by countering
the busy nature of the area through having
a simple and elegant design that seeps with
style and maximizing the glass use within the tour
in order to take advantage of the uninterrupted
views of the city and the gulf that are provided
by the site.
The incorporation of the glass into the building’s
sleek masses allows the building to have
a playful interaction with the neighboring body
of water as the tower reflects the water and the
water reflects the tower. Taking advantage of the
surrounding scenery was an essential tool that
helped us provide the office buildings with a serene
atmosphere that helps the building’s users
in maximizing their productivity

PCFC HQ

The newly developed PCFC Headquarters occupies a prime location in the center of Dubai. The project is dedicated to host PCFC’s new headquarters, including all of its subsidiary companies, and provide them with a spectacular working experience through elegant architecture and careful space planning. With a total Built Up Area (BUA) of 174,500 sq.m. the newly developed PCFC HQ is comprised of spacious offices, meeting rooms and conference halls, supported by cafes and restaurants at the ground level as well as the 29th floor.
Our architectural and engineering team shared the same goal during the design development stage of the project; to bring the PCFC organization a new headquarters that is designed to meet the newest and most advanced levels of architectural and
engineering detailing and solutions.
Although A&B were not responsible for the conceptual design of the project, they were the lead consultant and architect of record for the project and their scope covered the project from the design development stage to the end of the site supervision stage.

DUBAI ISLAMIC BANK OFFICES
AL NAHDA - DUBAI, UAE

Located in one of the busiest areas of Dubai, the newly developed Dubai Islamic Bank tower is an office building that aims to house numerous office spaces while creating an
optimum professional, social and communal environment for its users, as well as its visitors.
The design development process of this project was a rigorous journey between our team of architects and engineers. From figuring out the most ideal structural arrangement to planning the most efficient MEP systems the DIB building proved to be
a challenging task that the A&B team were well equipped to handle.
Furthermore, paying attention to the finest details within the building was also one of our main objectives during the course of this project. Our architectural team had set out to provide the new DIB building with the best and most elegant architectural details that help to elevate the overall design of the building to a new level and provide the building’s users and visitors with a marvelous architectural experience.

AL FATTAN PLAZA
AL GARHOUD - DUBAI, UAE

The design of Al Fattan Plaza office building revolved around a number of objectives that we thought were
extremely important for the success of the project. We aimed to reflect the elegance and modernity of the
city, while ensuring the best working environment for the employees. While the sleek design of the Fattan
Plaza reacts to the first two objects, the utilization of glass in the project’s mass is aimed to tackle to the
second. The glass-glazed facades are designed to maximize the natural sunlight and allow the employees
to enjoy the spectacular views that the city has to offer.
As architects have reinterpreted modern architectural aesthetics by designing authentic structure and space
in an extremely modern way, the integrity and authenticity of the building from inside to outside will make
people feel its beauty of morality and integrity. Furthermore, based on the changing structural form, the
integration and interaction of functions, spaces, materials and structures with people are gradually unfolded,
thus to exhibit the elegance of the building in natural light!

TECOM OFFICES

Located in one of Dubai’s busiest and most successful areas,
Arif and Bintoak were comissioned to design and develop a
new compound of office buildings in Dubai Media City with the
challenge of successfully integrating the project into the everchanging local fabric. The design of the TECOM office building speculates on the nature of the contemporary office space. What is the architectural expression of today’s high-density workplace? How does the building acquire an identity specific to its media tech occupiers and how is that identity conveyed to the city? Thus, the design of the TECOM office building takes a contemporary approach that is both timeless and efficient. This allows the buildings to portray the advanced state of the country and the timeless growth of the civilization that inhabits it. The combination of the cool shade of blue that was chosenfor the glass facades with the warm earthy colors of the solid elements give the project an elegant touch that sits well within the surrounding urban context. Furthermore, the maximization of glass within the design allows for natural light to seep into the office spaces, providing the building with an optimum working environment.

SEVEN BUILDINGS AT OUTSOURCE ZONE
OUTSOURCE ZONE - DUBAI, UAE

Creating an oasis in the middle of the desert has never been a simple feat to achieve, however; that was the main objective and challenge that was setto be achieved in the design of these five office buildings in the Outsource zone in Dubai. While the design of the office buildings may have been
minimalistic and straightforward, the landscape that runs through the areas between the five buildings was the main life source of the project.The project utilizes simple geometry and masses in order to create a unique architectural spatial experience as well as a pleasant overall design for the
five buildings. However, the jewel of the project lies in the lush and lavishgreenery that inhabits the spaces between the buildings. The green spaces are laced with a smooth and soothing water body that flows between them and provides the project with an ethereal feel.The incorporation of water, greenery and pebbles also have provided the project with a sense of materiality that is raw and untouched, unlike the
buildings that are designed to be very clean and well detailed. Overall, the five buildings in Dubai’s outsource zone are an example of the components needed to create an office environment that is both tranquil and efficient.
