The vibrancy of the United Arab Emirate’s urban typologies lies in the variability of its elements, which reflects certain Emirati notions of communal living, or the village as extended family. Inheriting a master plan modeled after generic formations of suburbia, the challenge in designing the Al Barari project is to create a new paradigm of living that suits the modern Emirati lifestyle. The first move is to break down the solidity and singularity of the archetypical single family home into smaller units of living, which, when interwoven with landscape, circulation, and communal spaces, can begin to recall the vitality of Emirati living. In a newly defined notion of suburban living, landscape can no longer be relegated solely to the realm of the outside or be defined merely as grassy lawns and manicured hedges. Therefore, designing the Al Barari grand residences followed the same organizing elements of classic gardens—path, threshold, center, and infinity—generate a sequential journey that interweaves interior with exterior, hardscape and softscape, natural and artificial, structured and organic. Arif & Bintoak were the lead consultant and architect of record for the project, and were responsible for all project phases from the design development stage to the end of the construction supervision stage.

NASEEM TOWNHOUSES AT TOWN SQUARE
AL QUDRA - DUBAI, UAE
The proposed Master Plan at Plot C-04 of Nashama Town Square Development provided the opportunity to incorporate townhouses within its premises. Building on the existing characteristics of the townhouses, we aimed to provide a unique approach for the master plan and Landscape . Our approach included accessible green areas and outdoor spaces, a pedestrian orientated habitat, as well as a safe and secure family-friendly environment. The master plan accommodates a mixture of apartment dwellings and townhouses. In order to create a sense of privacy and reduce the noise cancellation, the apartment blocks were located along the northern boundary, providing a buffer and scale transition to the adjacent commercial plots. The strategic spatial arrangement allows the apartments to have uninterrupted views of the surroundings and the townhouses to enjoy a spectacular sense of community. As part of the scope, the full infrastructure design including roads and utilities was set to be completed by December 2014 and the cost of infrastructure was AED 30 Million. The development brief of this Stage centres on creating 3 Options of Master Plans Design and 3 Options of Landscape Design for Plot C-04 of the Town square Development Located in New Dubai at the intersection of Al Qudra Road and Emirates Road ( E611). The development site of area 128, 837.00 sq.m which was accounted from the data received from the client shall be subdivided into existing product of Town houses which includes 8 different types in a mix of 4,6,8, and 10 plex blocks consisting of both 3 and 4 Bedroom layout G+1 in height and to Adopt the existing town houses to the plot grading and contour. Arif & Bintoak were the lead consultant and architect of record for the project, and were responsible for all project phases from the design development stage to the end of the construction supervision stage.

THE SPRINGS - PHASE 5
THE SPRINGS - DUBAI, UAE
The main intention of The Springs project was to bring together a unifying identity to the project, while creating individual and private units. The Springs villas are placed on the site and oriented with an angle to frame views and natural daylight for indoor and outdoor spaces.
The climatic parameters particular to site, sun movement and prevailing wind direction, were established to assist in the formulation of the orientation of villas and common areas, and their planning concept.
Meanwhile, the exterior hardscape and softscape designs are intended to create a seamless transition between the interior and exterior spaces, with the specific goal in preserving the natural topography. Built elements are planned to sit ‘lightly’ on the land. The selection of trees responds to both the local climate and the resort planning with tree types playing a key role in the creation of ‘shaded spaces’, private pavilions and communal areas.

AL BARSHA VILLAS

Designed to bring definition to the concept of “high-end” living, Al Barsha Villas is a contemporary themed villa project that is laced with style and grace. The 21 high-end villas in Al Barsha use massing, materiality and architectural composition
in order to provide the dwellers of the project with a unique living experience that is sure to provide them with one of the
best luxorious and lavish living spaces that the city has to offer.
The main focus of the design was to combine water, greenery and stunning architecture together in order
to create experience that is memorable and special. The Barsha Villas project is comprised of numerous
architectural elements that come together to create a wonderful new environment that is filled with comfort and a
family oriented environment. The architectural elements of the Barsha Villas are designed to be integrated into a
carefully landscaped surrounds.
Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all project phases

objectives; simplicity and elegance. With a total built up area of 111,736 sq.m, the Sofouh Villa project is
comprised of 32 high-end four and five bedroom villas that are designed to provide their inhabitants with a
comfortable stay that is filled with luxury and style.
The Sofouh Villas’s design aims to establish a balance between simplicity and complexity through the application of
intricate design elements to a simple architectural massing structure.The incorporation of the vertical planes was a
design decision that prioritized environmental sustainability without having to compromises the architectural integrity of
the project. Although the planes give the project a solid look, they are designed in a way that allows the villas to enjoy
views onto the richly designed landscape while shading the interior spaces from the blazing sun rays of the region.

from the concept design stage to the end of the construction supervision stage.

AL GHURAIR VILLAS

The Ghurair Villas were designed with the overt principle of green sustainable initiatives in mind.
The project is conceived to be both climatically and socially reactive to its locale. The design
responds to the notions of climate and place, and endeavors to engage the local landscape
and community. The design of the springs was approached with a sensitivity to the nuances of
the site setting, and thus executed with the strategy of minimal environmental impact, minimal
built footprint and with local cultural practices taken into consideration.
Al Ghurair Villas reflect on its privileged location in the heart of the city by adopting
the predominant use of locally sourced materials, together with a careful integration
of indigenous motifs, forms and elements. The result, a harmonious balance
between the clean, contemporary lines of the architecture and the soothing tones
and textures of the internal and external finishes and finishing.

TAMDEEN VILLAS
AL QUDRA - DUBAI, UAE
The Tamdeen Villas combine solid and void in a geometrically minimalistic composition. Based on the regions’ desires for
both openness and privacy, Arif and Bintoak designed living spaces that blend seamlessly with the lush landscape that
is designed to surround the villas. Simplicity, material quality, and a contemporary appearance were key aspects of the
design.
The result is a public-private symphony that is created at the front, and a protected terrace at the back. Seen from outside,
the solid-void composition can clearly be read. Long transparent elements incorporated within the facades enclose the
open living space – the “void” – and the concrete blocks at both ends mark the “solid” private spaces, which contain the
guest and private living quarters. Mostly glazed façades are located on the backside of the villas in order to allow living
areas to open towards the garden, and take advantage of the changing daylight to animate the space. Meanwhile, the
incorporation of the wood elements into the facades add warmth and an intimate scale to the overall design scheme of
the project.

MAPLE VILLAS

As a part of a larger master plan, the Maple Villas is a high end residential
compound that is located in the heart of Dubai Hills. The Project is divided into
two phases that cover a wide range of villas of different typologies and sizes
that are supported by numerous facilities and amenities.
The villas are characterized by the interplay of materials which flow from the
interior to exterior spaces. A mixture of Villa types were sensitively designed
to respond to the local climatic conditions whilst maximizing views out to the
surrounding landscaping. Careful consideration is given to each villa plan and
its built form and details to create a comfortable, energy efficient resort style
living.
Although A&B were not responsible for the conceptual design of the
project, they were the lead consultants and architects of record for the
project and their scope covered the project from the design development
stage to the end of the site supervision stage.
